MARKET UPDATE AND REVERSE LOAN INFO

Interest Rates have begun to rise again, after a drop last month. However, we are still better off than in the 1st Q of this year. The economy is improving, slowly but surely! You can still find rates in the 3’s if you are willing to go for an ARM, or a Government loan (FHA or VA) and depending on your loan size, credit scores, loan purpose, etc. etc. Most programs have rates in the low to mid-4’s. Realistically we are still very near the bottom of the rate cycle. Purchase specials for jumbo loans are lower than most conventional loan programs.

I just concluded a rent vs. buy analysis for clients, and determined they were better off, especially on an after-tax basis, to buy vs. trying to find a rental. The rental market is just crazy, and availability is scarce!

Reverse Loans are gaining in market acceptance. Borrowers are finally understanding that they still own the home, can sell it or refinance if they wish. The biggest benefit of these loans is the ability to have a line of credit allowing draws as needed for emergencies or major expenses (a roof, a car, etc.) The unused portion of the line available increases or grows like an investment, so over time there is more credit available. I’ve run these scenarios for clients as well as investment professionals, who can see that in ten years the credit line will nearly double.

This is a very useful retirement planning tool. A client age 63 with a line of credit beginning at $320,000 and home value of $636,000 or higher will have a line of credit available in the amount of $573,000 in ten years, assuming no draws during the first ten years, and a home free and clear. This is essentially a return of over $550,000 on initial costs (investment) of $11,000 in upfront costs (including escrow, title, and Mortgage insurance.) Not bad!

Home Remodeling is on the rise, especially here in the OC. Homeowners have seen tremendous appreciation since the recession, and many are taking advantage of their increased equity to pull cash out for a makeover. Kitchens and bathrooms top the list. Landscape upgrades are another popular item. A recent study shows that 15% of California homeowners plan to remodel in the next year. We recently remodeled our bathrooms--and what a difference! We LOVE them!

Family and Travel News!

Paso Robles is really beautiful, and it reminds us of Napa/Sonoma over 30 years ago. We went for a long weekend in April with dear friends, and had a blast visiting wineries (not too many in one day!!) hiking, picnicking and dining. Our favorites were Daou for a gorgeous setting, but we had extra-special tastings and treatment at Opolo, www.opolo.com Epoch www.epochwines.com and Four Lanterns. www.fourlanternswinery.com

We threw in a drive to the coast to visit a couple of dive bars in Cayucos.

We dined at Artisan (highly rated) but our favorite…after two days of wine tasting…was Fish Gaucho. www.fishgaucho.com They offered great high-end Mexican food, heavy on the seafood. Highly recommended.

Our trip took us along the coastal route through Santa Barbara coming and going, so of course we stopped at Brophy Bros in the SB Harbor on the way up, and at Beachside Bar-Café on the way back, in Isla Vista. Lots of good eating and fine wines!

In June we headed out to Bermuda for the first leg of an 18 day trip. We watched two days of racing for the America’s Cup; went scuba diving one day (too rough after that for diving) and did lots of sunning, swimming and touring. Bermuda is beautiful but extremely expensive. We quickly learned we were better off to pick up dinner “to go” at Mr. Chicken, or order pizza at our lodging (St. George’s Club) than to pay top dollar for mostly mediocre food. We still had a fabulous time! Too bad we lost the Cup to New Zealand in the finals, but we have faith America will be back!

Next leg we flew to Tortola (British Virgin Islands) to pick up our 48 foot Catamaran and set out on our week-long sailing adventure with two other couples. These vessels are basically floating condos with sails, with four bedrooms and private baths/showers. I highly recommend this trip although you might want to hire a captain if you aren’t comfortable sailing on your own. We had a few minor issues with malfunctions (mostly of the mechanical type) but all-in-all it was smooth sailing and/or motoring, depending on the winds and our direction to the next port.

We stopped at different bays every night and moored all but one night. We ventured onto land for dinner all but one evening; danced, listened to music, and generally had a wonderful time. The most exciting moments centered around our dingy rides to shore (entrance and exit can be tricky) but this provided for many laughs and a few unexpected swims. Identities withheld.

We had three days of very good diving and were very happy with the sites and the dive masters. But it was a pain to lug all the scuba equipment around from one locale to the next.
Favorite spots: Marina Caye, Cane Garden Bay, Bitter End and Norman Island. Also the Baths are a must-see.

Finally we flew to San Juan, Puerto Rico for two nights at El Convento, a wonderful hotel in Old Town San Juan. You can’t really go wrong anywhere here in Old Town. Most of the restaurants offer Tapas. The food was amazing—best of our trip—and very reasonable. The Hotel is highly recommended as the place to stay, and also very reasonably priced with outstanding service. We loved the colors, the history, the music, the rain, and the food. I want to return!

NEXT UP:
My daughter and granddaughter are visiting for a few weeks this month and I can’t wait. Baby Kai is almost 10 months, and moving fast. I need to purchase a play yard to keep her under wraps while they are here. Can’t wait!

Steve and I continue to be active in the Dana Point Yacht Club. He's started racing, and I've joined the Race Committee to help with scoring (not an easy task!) We've made so many new friends and enjoy our time there.

IT’S A BRAVE NEW WORLD!

MORTGAGE NEWS

The fall election brought about many changes, not the least of which was an immediate increase in interest rates, resulting in a .5% to 1% bump in mortgage rates across the board. So far, we haven’t seen much effect on home prices, which seem to be holding at a steady increase, albeit at a slower pace than the last few years.

The attention to Reverse Mortgage financing is building as more and more aging baby boomers reach the age of 62. There are many uses for reverse loans, not the least of which is to access untapped equity in your home, or to purchase a new home. They are gaining in acceptance as consumers realize they do still own the home, and may will it to their heirs, but can live without making a payment against the mortgage. Oftentimes I set these up as a line of credit to be used in the future for emergencies, or basic living expenses. More financial advisers are encouraging clients to take out a reverse loan soon after turning 62, as a way to boost their next egg. The credit line available to them (and unused) grows over time and can provide substantial monthly income in later years.

NOW FOR THE FUN: TRAVEL AND FAMILY NEWS

Last June saw me in Dallas for some fun in the Arts District. Always great restaurants!

July 4th Steve and I ventured back to King’s Beach in North Lake Tahoe, where we were married the year before. We stayed in the same home on the waterfront, and had a wonderful visit with dear friends, each of us taking turns cooking dinner. We kayaked, swam, read listened to music and drank a lot of Rombauer Chardonnay.

And, we were treated to two nights of fireworks on the Lake, both Sunday and Monday. The level of the lake was really low, so I’m so glad to hear the level is back to pre-drought levels after all our rain this year.



Near the end of July my daughter Katie flew out from Michigan to visit for a baby shower—for her---with friends. Then we took all the family to Catalina for the day and rented two cabanas at Descanso Beach club. What a blast! All 14 of us!

August saw us attending the Pirate and Wench party at the Yacht club. They love dress-up parties.

Then at the end of the month we went camping to our favorite place, El Capitan State Beach north of Santa Barbara. Steve loves to paint while we are there…and I just relax.

There have been lots of weddings and Birthday celebrations in between and around.

The BIG news…I flew to Ann Arbor for the birth of my granddaughter in September. It was very exciting!

I stayed for two weeks to act as maid, cook and general bottle washer (for real) and was so sad to leave. The kids have been out to visit a couple of times, including an extended stay over the holidays.

We rang in the New Year at the Yacht club, and by early January were on our way to Florida to watch my one and only SISTER Katie tie the knot with her beloved Luke.

They are living between their homes in Florida and northern Michigan, and loving retired life. Their new home in Florida is gorgeous!


Here we are on the Coast at Sunset after the ceremony. We had a lovely dinner at Roy's to celebrate.

We spent the weekend in Dallas before heading to Florida and did all the “right” cultural things…a visit to the Fort Worth Kimball museum for the Monet exhibit; then to the Stock Exchange to watch them bringing the cows home, and a visit to the Perot Science museum in Dallas. That is a MUST SEE! Very impressive! All in all, we were very smart afterwards!

That’s all for now. We’ve lost more friends the past year, it just gets harder. I guess that is part of growing older. You take the bad with the good.

Home is Where the Wealth Is!

Today home equity is where the vast majority of working and near-retirement Americans have the bulk of their net worth. And, for those who were already retired or nearly there, the economic meltdown was a disaster for their portfolios. In many cases they lost half or more of their assets.

Most of them, including many of my friends, placed remaining assets in cash, and therefore missed the market recovery. This means the biggest and best pool of money available to most Americans during their retirement years is their home equity. And, how do you access that without increasing your monthly debt load, and reducing cash flow? A Reverse loan.

Reverse loans can be used to provide monthly income while you stay in your home until you die. Hence the “Aging in Place” motto for reverse lenders. No payments are necessary. Does a reverse loan erode your equity? Sure, but it beats making a monthly payment when you are on a fixed income in your later years. Or, asking your children to help you make ends meet. It pays to check if you are a good candidate for a Reverse Loan. In fact, you'll find that more and more financial planners are embracing Reverse loans as a part of a diversified approach to wealth preservation for their clients.

Reverse Mortgage for a Home Purchase

Yes, you can use a reverse mortgage to buy a home. You are going to put down closer to 50%, but you’ll never have to make another mortgage payment. Not a bad idea, especially if you are selling a home with substantial equity. Why buy all-cash, when you can invest elsewhere to augment income?

FALL MORTGAGE UPDATES AND TRAVEL NEWS

RATES: We started out 2014 with the highest rates we’ve seen in years, and then hit the lows of the year at the end of May. Since then mortgage rates have continued to exhibit some volatility but within a fairly narrow range. We are still looking at rates in the low to mid-4’s --and no points-- for most loans. Shorter term loans and ARMs are still in the 3’s…of course rental properties and higher loan-to-values loans still command higher rates.
Home values seem to have leveled off and even dropped in some locations. That makes this is a great time to buy! Market activity slows anyway this time of year, so better than ever for buyers to take advantage of the softening home prices and still comparatively low rates.

JUMBOS: Some very interesting developments in the last few months have included LOWER rates for jumbo sized loans over $625,500 (the conforming jumbo loan limit) and announcements about new jumbo reverse loans for homes valued over $700,000 with loan amounts up to $2,000,000. This is big news because we know that the majority of Americans have most of their savings in their home. In California with higher home values the FHA reverse products are limited to a max of $625,500 and oftentimes aren’t enough to pay off a current lien. These new jumbo reverse loans are ”proprietary,” meaning they are private and not government loans. So , no mortgage insurance and, they offer fixed rates!

REVERSES:
I am a big believer in reverse mortgages for some seniors. I had placed one on my mother’s home, and it was instrumental in enabling her to remain in her home with caregiver assistance, until she passed away. We paid off the reverse loan, and now hold the home as an investment property. So, the heirs have many options to pay off the reverse, or sell the property and retain the equity.

TRAVEL AND SUMMER:

CATALINA-

I had a weekend girl’s trip to celebrate two birthdays (BIG ones!) in May. We hit the weather perfectly, enjoyed some great meals out, and had a great time at the Descanso Beach Club. The Club is located walking distance from town, and offers a bar/restaurant as well as private seating on lounges, and cabanas. They have expert masseuses on-site as well as other activities like the zip-line and climbing wall. Although the beach is rocky, swimming and snorkeling are a blast for all ages. We stayed at Hamilton Cove with Killer views of the coastline. Every time I stay here I feel as though I’m in a Mediterranean resort. We lunched at the Bluewater Avalon www.bluewatergrill.com on the harbor, and dined at Steve’s Steakhouse www.stevessteakhouse.com and the Avalon Grille. Of course we had a drink (or two) at Luau Larry’s while we were at it. Always a hoot, especially with the funny straw hats they hand out!

Our last afternoon we stopped at CC Gallagher www.ccgallagher.com on the way back to the ferry, and discovered a killer red wine called Troublemaker. We are still enjoying it, a lovely red blend with Syrah, Zin and another unpronounceable red grape.

Cozumel & Scuba Diving
Steve and I took a week off to dive in Cozumel at the end of June. I had been once, ten years ago, and before I was certified, but Steve hadn’t been there for something like 25 years… so it was all new to us. We stayed at a large “resort” with a couple of pools, restaurants, disco etc…and a lot of people along with some fascinating iguanas.

I wouldn’t recommend the resort, although the food was great and the bars served great drinks! It just didn’t feel authentic to us. And, the worst thing was that the disco didn’t get going until after 10:00 and when you dive, you just can’t stay up that late! YIKES! I guess I’m getting old! Anyway, the diving was pretty awful too. We realized we’ve been completely spoiled by small resorts catering to divers with nice boats (hmm like CocoView on Roatan, Bohio on Grand Turk and the Little Cayman resort). We won’t be going back soon, at least not to the Occidental. The diving was scary, since the currents were pretty crazy and STRONG, and one day we lost one of our divers on our boat. No kidding. But, we found him about 200 yards away.
During some of the dives, I felt a little like superman literally flying over the coral reefs. Not the usual way to view life under water! Conditions on the dive boats were less than acceptable. Well, I don’t need to belabor this. We did rest on this trip, and Steve painted some new fish. Over and out!

DALLAS

I am such a Dallasite, I can’t believe it. I actually look forward to visiting, and being wined and dined in the evenings. They have more restaurants per capita than any other metropolitan area in the US. I love to read at the pool at Museum Tower, visit the museums, and of course I get some work in too. Steve had to move condos since the one he occupied sold, so now we are in a new unit. My last visit in June we discovered a new restaurant by Stephan Pyles, www.sansalvaje.com with live music on the patio that we could hear from our place. So, we walked over, danced and thoroughly enjoyed ourselves. The same band, Latin Fire, is going to be playing at a party here this week…maybe a little salsa dancing will be involved!

CALI COAST and SANTA YNEZ WINE TASTING

Next, I met Katie and her friend Rebecca in San Jose after the USA Water Polo Jr. Olympics, where they were coaching their teams from Ann Arbor. First, we drove down the coast on highway one, through Big Sur and stayed two nights in Solvang for easy access to the Santa Ynez Valley. The girls wanted to do some wine tasting! We also made a stop at the Monterey Bay Aquarium which was a blast. Haven’t been there in years! Our favorite winery in Santa Ynez was Foxen Hill www.foxenvinyard.com where we had a picnic of wine and cheese. Just beautiful country! We also visited Zaca Mesa and had some fab wines with dinner at Succulent Café. www.succulentcafe.com The waiter photo-bombed us! He was too funny! Of course we had two bottles with dinner but luckily we walked home. The charcuterie plate was to die for. Our second night we ate at Root 246, www.root-246.com on their outdoor patio, but I have to say we preferred the Succulent Café.

SACRAMENTO
We visited my son Kenny and his girlfriend Moselle in September. He followed Moselle there, and he is working with a lobbying group for affordable housing in California. We had a great time, and some fabulous meals at Ella’s Dining Room www.elladiningroomandbar.com and a tapas restaurant , Aioli Bodega. www.aiolibodega.com Both highly recommended but pricey. We rented bikes on Saturday and toured the downtown area, all along the river and through the college campus and residential areas. I must say I have a new outlook on Sacramento. The downtown is filled with activity, day and night, for people of all ages. We stayed at The Citizen Hotel which is in a historic building a block from the Capitol. On Sunday we rented SUP’s at the college Aquatics center on the American River. What a blast! And, the weather cooperated and was very pleasant!

We are excited to have a brand new seafood restaurant in the Harbor in Dana Point. Waterman’s is owned by the same group that operates Sunset’s Bar and Grill in Capo Beach, and Stillwater’s in Dana Point. Located on the Harbor with open air patio dining on both floors, it offers great views but even better food. Fish tacos, ceviche, chowder, poke, everything is really tasty. And, they have an oyster bar…don’t miss it! It is adjacent to the Catalina Express pier.

First of Summer Update

Rates are moving south again! We’ve officially hit the lows of the 2011 on poor economic and employment reports. If you’ve been putting off a refinance, don’t wait. And, it is better than ever for home buyers with home values at a five-year low.

3% down, no Mortgage Insurance

Fannie Mae has a program for home buyers called Homepath, offering minimum down payments of 3% with no mortgage insurance, and no appraisal! This is for a new primary residence only, but they also allow 15% down for a rental property purchase. The program only applies to homes owned by Fannie Mae. Find out more at www.homepath.com

Reverse Mortgage News

Reverse loans aren’t only for refinancing…they are becoming a more popular way for seniors to buy a “retirement” home or new primary residence. I actually closed a reverse mortgage purchase loan for a client a few years ago, and I was told it was the first in California.

Depending on the buyers’ ages (and they must be 62) these loans will provide anywhere from 60% to 75% of the purchase price in a reverse loan. The buyer must provide the balance of purchase price in cash, typically from the sale of their existing residence. Assuming they own their home outright, or have a low-balance mortgage, this frees up cash for investment/liquidity, and eliminates the need to “qualify” for the payments associated with a new mortgage.
Best of all, the rates are as low as 4% fixed.

Bezerkeley

I visited my son Kenny in early May in Berkeley. He was there to present a paper at a conference in the School of Architecture. We had only a few days together, but we had a great time, and glorious weather. I’d forgotten how beautiful the UC Berkeley campus is, with the creek running through it, rolling lawns, huge old trees, and expansive views down to the Bay and beyond, to the skyline of downtown San Francisco.

Our first stop Sunday was the outdoor deck of the Paragon Café at the Claremont Resort for an afternoon cocktail and a view of San Francisco in the distance. Afterwards, we took a stroll at the Cesar Chavez State Park on the Bay. During our time Monday, Kenny preferred to hang out in coffee houses, studying and talking to students.



We had dinner Monday evening at an old favorite, ẦCộté, a charming tapas restaurant in the Oakland Rockridge district, on College Avenue. It felt a little like old home week for me, since I had visited Berkeley so often while Katie was in school there.

This was my first sighting of Kenny since last September, when he left for Europe for his graduate program. So far, he’s been to Cottbus and Berlin, Germany; Tallinn, Estonia; Lisbon, Portugal; Wroclaw, Poland, and London in-between. He’s been in each location for at least six weeks studying architecture at various universities participating in his program. He won’t be home until this September for his brother Drew’s wedding! Best Man...

Claremont Colleges

I’ve seen my daughter Katie, who lives in Ann Arbor, a number of times this spring around her visits here to Cali, most notably on her 27th birthday in April while she was out here with her team for water polo games in San Diego and Claremont. The Claremont campuses were wonderful to visit on a warm April Sunday. You sort of feel like you’re back East on an Ivy campus. Katie’s also been out to visit for Mothers’ Day and Memorial weekend. What a treat!

Local News


Sunset’s is still our favorite local haunt in Capo Beach. As the name implies, it has great sunset views and offers music and dancing every Thursday through Sunday. Walking distance from our home, we frequent it for happy hour, or after dinner and almost always run into friends there! They are hosting a special event this Saturday with music and dancing all day, a live band starting at 6:00 p.m. and a caribbean themed buffet with mojito and sangria bar. The California Wine festival at Doheny State Beach, held the end of April, was a great time as usual. They hosted even more wineries than last year’s event, more breweries, and the food selections were fantastic! We found a new local restaurant that was serving a killer salmon ceviche…the Next Door. Steve and I visited the restaurant last week and sampled the ceviche, and bacon wrapped dates stuffed with blue cheese. Yummy!

Steve continues to commute to Dallas regularly for consulting on Museum Tower, a high-rise luxury residential development. I’m planning to visit again soon, but in the meantime we have a camping trip planned to our favorite Beach campsite at El Capitan overlooking the Pacific with panoramic views. We take our kayak and bikes, and fill our days with exercise, reading, relaxing…and Steve paints. We are hoping for warm weather!
